The main cause is our windy conditions combined with loose, sandy soil. Posts can shift over time, especially if they aren't set deep enough or with concrete. Our solution is to excavate and reset posts at least 3 feet deep, using concrete footings and gravel for drainage to prevent frost heave and wind torque.

Sagging usually happens because hinges have worn or the gate frame has warped from moisture and wind. We first check and tighten or replace hinges with heavy-duty ones. If the frame is warped, we might add a diagonal brace or install a tension cable. For automatic gates, we adjust the opener arm or repair the track alignment.

For wind and occasional snow, we recommend either treated wood with a sturdy rail system or vinyl. Wood should be pressure-treated and properly sealed to resist moisture. For low-maintenance, vinyl is wind-resistant but may be brittle in extreme cold. Steel or aluminum are also excellent choices, especially for gates, and we can weatherproof all materials to extend their life.
