My wrought-iron gate in Oklahoma City has started to sag, and the latch won't line up. What usually causes this, and can you fix it without replacing the whole gate?

Sagging is common in OKC, especially with our clay soil that shifts during wet and dry cycles. The weight of the gate often pulls the hinge-post out of plumb. Surface rust on older fences is common here because of our humidity and occasional freezing rain. If the rust is flaking or bubbling the paint, but the metal underneath is still solid, we can typically sandblast it down to bare metal, apply a rust-inhibiting primer, and repaint. If you push a screwdriver through the rust and it goes into a hole, that section needs to be cut out and replaced. I just built a new home in Edmond and want an iron fence that won't rust out in five years. What do you do differently for OKC's weather?

Great question. The key is preparation and material choice. We use steel that is either hot-dip galvanized or we apply a high-quality cold galvanizing compound on all welds after fabrication. Then we apply multiple coats of exterior-grade powder coating. For the posts, we use a concrete mix that handles our expansive clay soil—with a bell-bottom pour or rebar cage—so the fence doesn't heave during our freeze-thaw cycles. We also design the bottom rails to have an inch or two of ground clearance to prevent moisture wicking. This is the standard approach we use for homes in the Quail Creek and Deer Creek areas.
