The most common cause is heavy moisture absorption followed by freezing and thawing, which warps the gate frame and loosens hinges. We assess the gate’s hinge hardware and posts first. Often, we can replace the hinges with larger galvanized strap hinges, adjust the post, or rehang the gate. If the frame is beyond fixing, we’ll install a replacement gate built from pressure-treated lumber or cedar and apply a penetrating wood sealer to resist future moisture damage. We also check and tighten all fencing connections to prevent the same sag from recurring.

In most cases we can do a spot repair by removing only the rotted or split pickets and rails, matching the wood type and profile as closely as possible. After we cut out the damaged sections and fasten new lumber with corrosion-resistant screws, we prime and paint or stain the repaired area to blend with the existing fence. For fences along the edge of a property line that are still structurally sound otherwise, this targeted repair is a cost-effective solution. We also weatherproof the entire fence on request to prevent future rapid deterioration.

We handle the complete installation: building the gate (whether wood, aluminum, or wrought-iron style), setting the posts, mounting the automatic opener mechanism, and running the low-voltage wiring.
