The main culprit is our freeze-thaw cycle combined with heavy clay soil. In winter, water seeps into the wood, freezes, and expands, cracking the post. When it thaws, moisture gets trapped against the wood by the clay, leading to rapid rot. This is especially common in older fences or those set directly in dirt without proper drainage.

Look for signs like leaning sections, cracks near the ground line, or soft, spongy wood when poked with a screwdriver. You might also notice the gate sagging or not latching properly. If the post moves easily when you push against the fence, the rot has likely compromised the base.

We dig deeper holes and add a gravel base for drainage before setting posts in concrete. We use pressure-treated lumber rated for ground contact and apply a waterproof sealant to the cut ends. For extra protection in clay soil, we sometimes use metal post anchors that keep wood above the soil line. This approach extends fence life by years compared to standard installations.
