In our area, the main culprits are freeze-thaw cycles and heavy clay soil. When water gets trapped around the post base, it freezes and expands, which can heave the post upward or cause it to lean. Over time, this moisture also leads to rot, especially if the wood isn't pressure-treated properly. Our solution is to set posts in gravel for better drainage and use concrete only above the frost line, which prevents water pooling.

A good sign is if more than 20% of your posts are rotted or loose at the base. Also, if the fence boards are warped or splitting, or if the entire section sways when you push on it, replacement is often more cost-effective than repeated repairs. For our local climate, luxury vinyl plank (LVP) and tile are excellent choices because they resist moisture and won't warp like solid hardwood can.
