Q&A

Our wooden privacy fence is leaning badly, especially near the alley behind our house in Broad Ripple. What is the most common cause of this, and can you fix it without tearing the whole thing down?

Leaning fence sections are almost always a sign that the fence posts have rotted below grade due to moisture against the wood. In our area, clay soil also shrinks and expands, loosening the concrete footing over time. We can often correct a leaning section. We'll remove the compromised post, dig out the old concrete, set a new pressure-treated post with fresh concrete below the frost line, and then attach the existing panel back. It's a targeted repair that saves you the cost of a full replacement.

The composite decking on our deck in Meridian Kessler has developed a musty smell and some dark stains after a wet spring. Is this something that can be cleaned and repaired, or do we need to replace it?

That musty smell and dark staining is likely mildew or algae growth trapped in the composite surface, especially in shaded areas. It's very common after our humid springs. We can restore it with a soft-wash cleaning using a specialized deck cleaner safe for composite. We follow up with a sealer that includes UV inhibitors to slow future staining. Repair is usually possible, but if a few boards have delaminated or become hollow, we'll replace just those boards. We rarely recommend full replacement for this issue unless the entire deck is structurally unsound.

Our old chain-link gate won't close properly and the latch scrapes against the ground. Is this a simple repair, or does the whole fence need to come out?

A gate that scrapes and won't latch is almost always a sign that the gate post has settled or the hinges have sagged over time. We can usually fix it without removing the fence. We'll check if the hinge post is still plumb. If it's leaning, we can dig down, realign it with a steel brace or a new concrete collar, then rehang the gate on heavy-duty gate hinges. If the gate frame itself is twisted, we can replace just the gate panel while keeping the existing chain-link fabric. It's a one-day repair for most properties in Indianapolis.
