Our Story
J & J LandScape has been serving San Jose homeowners for over a decade, offering a full range of landscaping, irrigation, and fencing services. Based in the heart of the city, we work in neighborhoods near Santana Row and along the Capital Expressway corridor, providing fence and gate installation that addresses common local problems. The dry, expansive soils in San Jose often cause fence post movement and instability, leading to leaning or sagging gates. We solve this by using deeper post holes, concrete footings, and proper drainage backfill to anchor posts securely. Beyond fencing, we handle gardening, irrigation repair, retaining walls, patios, and tree care. From the Willow Glen area to Berryessa, we help property owners maintain functional, attractive outdoor spaces that withstand local conditions.
Common Questions
Why do my fence posts keep leaning or shifting, especially in summer?
This is very common in San Jose due to our clay-heavy, expansive soils. As the soil dries out in summer, it shrinks and pulls away from posts. When the rain returns, the soil expands but posts often don’t have enough concrete or depth underneath to stay put. The result is loose or leaning posts. Our solution is to set posts deeper—usually 24 to 36 inches—and use a concrete collar with a gravel base for drainage.
How can I tell if my fence posts are unstable before I see obvious leaning?
Look for these early signs: gates that no longer latch smoothly; cracks in the ground around the post base; visible wobble when you push the post by hand; or water pooling near the post after rain. If you notice any of these, the post base may have lost contact with the soil. We can inspect the site and suggest reinforcement or replacement with deeper-set posts designed for our local soil conditions.
Does J & J LandScape offer a solution for fence post instability without replacing the whole fence?
Yes, often we can reinforce existing posts. One method is to dig around the base to the proper depth, add a new concrete footing, and connect it to the old post with steel brackets. Another approach is to install an adjacent new post and tie the panels into it. If the fence structure is still sound, these repairs are cost-effective. We’ll assess your specific fence and recommend the best fix.
