The main cause is frost heave—when soil freezes and thaws repeatedly during winter. This can shift fence posts, especially if they weren't set deep enough or without proper drainage. Poorly compacted backfill and water pooling near posts also lead to instability over time.

Look for these signs: posts that wobble or pull away from the ground, cracked or rotting wood, sagging gates, and rusted hardware on metal fences. If more than 30% of the fence shows damage, replacement is usually more cost-effective than repeated repairs.

For longevity in our climate, we recommend vinyl or pressure-treated wood fences with concrete-set posts buried below the frost line (at least 30 inches).
