In coastal areas like the Oceanfront and Lynnhaven, salt air accelerates corrosion of standard fasteners and promotes fungal decay. Without proper flashing, ground contact treatment, or gravel drainage at the base of posts, moisture wicks up into the wood, leading to rot within a few years.

Key signs include widespread soft or spongy wood, loose railings that wobble, nail pops, and structural cracks around ledger boards or post bases. If more than 30% of your deck boards or joists show dry rot or splitting, or if the ledger board is pulling away from the house, replacement is safer.
