Sagging gates are often the result of heavy wrought-iron or thick wooden gates pulling on their hinges over time, especially after heavy rain or wind. Salt air from the coast speeds up corrosion on hinge hardware and posts, making sagging worse. If you can see a gap at the latch side or the gate drags on the ground, hinge adjustment or replacement may fix it; in other cases the fence post itself has loosened in the ground.

If your fence post is leaning, the first step is to check the bottom for rot or rust. For wooden posts, we'll often dig out around the base, replace rotted sections, and pour a new concrete footer. For steel posts, we can weld a support or re-bed the base in gravel-mix concrete. After resetting, we align the post and check for plumb before reattaching fence rails or gate hinges.

Yes. For wrought-iron or aluminum fencing, we grind down rust to bare metal, treat with rust converter, prime, and apply a matching topcoat of weather-resistant paint. For wood fences, we can spot-stain after repairs and offer professional weatherproofing to slow salt-air damage.
